All Lots are zoned for single-family homes. They’re not zoned for trailers, multi-family or  commercial use. Modular and manufactured homes are allowed and they must have a permanent foundation. If you have anymore questions please call the City of North Port zoning at 941-429-7156.

 You are allowed to build a home with a total square footage that’s up to 30% of the property size. For example on a 10,000 square foot lot you can build a 3,000 square foot house.

 No. So you can also have boats, motorhomes and trailers on your property. Also can paint your house any color you want and do improvements with out having to get approvals from an HOA.

All of the roads are paved with asphalt.

On the homepage of the website toward the bottom and just under where it says “search by location” click on the down arrow. We have split the lots into three sections from West of Sumter Blvd., between Sumter Blvd. and Toledo Blade Blvd. and East of Toledo Blade Blvd. To view all the Lots click on the tab that says “VIEW ALL”.

Navigate to the listings page. On the top there is a map of the city where you can locate any lot on. Also by clicking on a lot there will be a map and each listing.

They range from $260 to $370 a year.

We use multiple title companies for our closings. 

This is where your deposit and closing funds are sent to. They release the funds to us once we have clear title and the deed was signed and notarized along with the rest of the documents at closing.

Yes. It is very common to complete the whole process by mail/email /fax even if you are local.

We will send you a signed contract for the purchase of land in North Port. Once you receive this you will print it out and fill out the buyer information section and include your phone number and email and sign it.

Then email, fax, hand deliver or mail the contract to the title company.  The deposit check has to be mailed, bank wired(call the title company for those instructions).

Once the title company receives your signed contract and deposit check they will start the closing process. They will keep in contact with you on the process and if you have any questions call them and they will help you.

$2,000 for each lot. Once your deposit is made the closing process starts and the lot is taken off the market.

Yes. The title company provides that on every closing which is paid by us along with the other closing costs.

Call and we can send you documentation. Also this is what the title company does. They do a complete title search which verifies ownership and makes sure there are no outstanding taxes, liens, mortgages Etc.

Yes we do. We require 50% down and payments for up to one year.

Yes. If you are a realtor give us a call and we’ll help find your buyer a lot. 

If you are working with a realtor please have then call us.

Most lot’s are on well and septic.  

Power is available for every lot we have.

Yes we do. We will match or beat any other comparable lot in the same section that is for sale.

A Greenbelt is a city drainage easement. Most Greenbelt’s are 100′ wide which means no houses will back up to the lot.

They give you added privacy and space.

They can be for recreational vehicles, walking, area for kids to play and other activities.

Most of our lots are not in flood zones. Please call us for information about any specific lot you’re interested in.

No, none of our lots have any endangered birds or turtles.
